Skip the sequences in Annie's Bar, Indian Runner, and the motel. Then kill Cybil when you battle her.

Get Bad+ Ending

Skip the sequences in Annie's Bar, Indian Runner but don't kill Cybil when you fight her.

Get Good Ending

Don't skip any sequences but kill Cybil at the ammusment park.

Get Good+ Ending

Don't skip any sequences and don't kill Cybil.

Get UFO ending

Clear the Good+ Ending and then make a fear save and take the channeling stone in a replay game. Then use the stone at these areas:
Evil Medwhich Elementary school on the roof
The Hospital court yard
The Lakeside Motel parking lot
The lake side boat after you talk to Cybil.
And finally the top of the lighthouse.

Once you use it in the Lighthouse and the other locations you see the UFO ending which is sort of a "gag" ending.
